As Estate/Property Management agents throughout the Neath/Port Talbot Borough area, Welvan Property Services Ltd are members of NALS, The Property Ombudsman, Rent Smart Wales, Safe Agent and the Tenancy Deposit Scheme.
Full Management Service:
12.5% plus V.A.T. of the received rent.
Tenancy set up fee which includes provision of an inventory with photographs - £350.00 plus V.A.T.
Energy Performance Certificate - £65.00 inclusive of V.A.T.
Landlord Gas Safety Certificate - £75.00 inclusive of V.A.T.
Legionella Risk Assessment - £65.00 inclusive of V.A.T.
Tenancy Renewal Fee - £60.00 plus V.A.T.
Transfer/Takeover of Management Release/Fee - £150.00 plus V.A.T..
Copy Statements (if requested by landlord). - £10.00 plus V.A.T for each copy.
End of year summary statement (if requested by landlord). - £50.00 plus V.A.T.
Withdrawal fee within 14 days of marketing, plus any costs incurred by the prospective tenant. - £50.00 plus V.A.T. .
Tenant Find Only Service:
£400.00 plus V.A.T for each individual letting, credit checking and the referencing of the prospective tenant along with setting up a compliant Shorthold Tenancy Agreement.
Bond Registration - £50.00 plus V.A.T.
Renewal/Extended/Amended Tenancy - £75.00 plus V.A.T.
Inventory if required by the landlord - £75.00 plus V.A.T.
Check Out Inspection - £75.00 plus V.A.T.
